ICI Realty Services specializes in sourcing and
structuring commercial sale lease-back transactions as a financing tool
and balance sheet enhancement for small to mid size businesses
nationwide. The focus is on Office/Headquarters/Plant/Distribution
properties with a market value between $4M to $50M with absolute NNN
leases with a term of 15 to 20 years.
A
monetized lease program underwrites the value of real estate owned by
the company’s combined with its ability to make the long term lease
payments. Generally, Companies with a minimum of $15M in annual sales, a
past three year record of profitability and a tangible net worth will be
considered.
The network of
financial sources used has the deployable resources available to fund
transactions in a timely manner without delays.
There is no
specific geographical preference but decisions are driven by the
economics of each transaction and the security of the potential cash
flow stream.
A sale and
lease-back transaction is also a viable source of acquisition funding.
